Sales have quietly launched at 200 East 75th Street, the latest entrant in the Upper East Side's building boom. The 36 units include five full-floor penthouses in the crown of the building; these start at $17 million.
Developer EJS Group approached this building fresh off their success at the nearby 150 East 78th Street. Listings here regularly ranked among Manhattan's top sales, and transactions closed between 2021 and 2024 come to an average price of $3,333 per square foot. 200 East 75th Street is not far behind with an average price of $3,290 per square foot.
At 18 stories high, 200 East 75th Street is one of the tallest buildings on its block. However, architect Beyer Blinder Belle drew on prewar influences for the design. This comes through in details like a limestone base, patterned brick facade, arched windows on upper levels, terra cotta accents, and metal detailing.
The two- to six-bedroom apartments represent AD100 designer Yellow House Architects' first fully commissioned residential building. The firm is known for its balance of classic elegance and modern sophistication, and brings that to 200 East 75th Street with a neutral palette and open-plan living and dining rooms. Bespoke kitchens come outfitted with Italian Statuario Extra honed stone countertops, backsplash, and island, as well as Wolf and Sub-Zero appliances. The focal point of the primary baths is a free-standing tub in an arched alcove; additional features include steam shower and custom vanity.
Select units are reached through semi-private or private elevator vestibules. The penthouse units feature extra-high ceilings, top-tier finishes, and at least one private terrace.
Amenities at 200 East 75th Street were inspired by Manhattan's members' clubs. A discreet port-cochere and attended lobby with hand-crafted plaster walls, arched ceilings, and hand-painted mural by Dean Barger set the tone for the service and luxury residents can expect. The Parlor features fireside seating, a library, a catering kitchen, and access to a courtyard garden with outdoor fireplace and seating alcove. The Athletic Club offers a gym, workout studio, and hybrid sauna. Recreational amenities include a multi-sport simulator, a music room with practice area and recording studio, a screening room, a children's playroom, a teen lounge, and a rooftop terrace with outdoor kitchen and expansive city views. Additional conveniences include 24-hour concierge service, a bike room, and a pet bathing station.
200 East 75th Street's address just off Third Avenue puts it four blocks east of Central Park. Educational institutions like Hunter College and Marymount Manhattan College are down the street, and the building is close to popular Upper East Side restaurants. Transportation options include the 77th Street 6 and 72nd Street Q trains.
It is also located in an increasingly robust residential neighborhood. One block away, The 74 launched sales at the end of 2023. The surrounding blocks have seen such abundant new development sales that the average price per square foot of Upper East Side condos reached a new high in 2023 (per CityRealty data).
