200 East 75th Street’s Façade Nears Completion on Manhattan’s Upper East Side

Exterior work is nearing completion on 200 East 75th Street, an 18-story residential building on Manhattan’s Upper East Side. Designed by Beyer Blinder Belle Architects and developed by EJS Group, the 214-foot-tall structure will span 97,569 square feet and yield 36 condominium units in two- to six-bedroom layouts. The development will also contain ground-floor retail space. The property is alternately addressed as 1305-1307 Third Avenue and located at the intersection of Third Avenue and East 75th Street.

The brick and terracotta façade has finished enclosing the upper levels since our last update in early December, when scaffolding and construction netting covered the structure above the main setback and numerous hoists were anchored to both of the main elevations. This has all since been disassembled, and only the first four floors are awaiting their envelope. Installation of the limestone cladding on the base is expected to begin next week.

A large amount of limestone paneling has already been delivered to the site and sits stacked in bundles along East 75th Street. The components feature a range of flat, concave, narrow, and wide shapes.

The main rendering by DBOX depicts the project’s prewar-inspired design in the morning sunlight, previewing the limestone base and ornamental metal detailing around the top of the building. The setbacks on the upper floors will feature numerous private terraces, as depicted in the dusk rendering below, which also showcases the building’s distinctive arched windows on the northern elevation.

The residential entrance will be located along East 75th Street beneath a dark metal canopy flanked by two large cylindrical light fixtures and a pair of white planters. A garage door that leads to the building’s on-site parking facility will be positioned immediately to the west.

The entrance to the main lobby will feature a double-height atrium with a marble checkerboard floor and an arched doorway leading to the front desk.

Alexa Lambert of Compass Development Marketing Group is handling sales and marketing, and Yellow House Architects is the interior designer for the condominium units, which include five full-floor penthouses at the top of the building.

Each residence features herringbone and straight-plank oak wood flooring. Kitchens include an Italian Statuario Extra honed-stone counter, backsplash and island, complemented by a suite of Wolf and Sub Zero appliances. Primary bathrooms will feature a freestanding soaking bathtub, steam shower, and custom millwork vanity with silver nickel hardware.

Residential amenities will include a space dubbed The Parlor, complete with fireside seating, library, and catering kitchen that opens to a private courtyard garden. The garden will feature an outdoor fireplace and private seating alcove. There will also be billiards room adorned with French oak paneling, and a landscaped rooftop terrace with a full outdoor kitchen, private seating and dining areas, and panoramic views of the New York City skyline and Central Park.

Additional amenities include the Athletic Club, a fitness and wellness center with a private workout studio and hybrid sauna, as well as a Full Swing multi-sports simulator. The building will also feature a music room with practice space and soundproof recording and podcast booth, a children’s room, teen lounge, private cinema, pet bathing station, porte-cochere, bike storage, and 24-hour concierge.

Developer EJS Group purchased the corner property for $32.5 million in March 2021.

The nearest subways from the development are the 6 train at the 77th Street station to the northwest along Lexington Avenue and the Q train at the 72nd Street station to the south along Second Avenue.

200 East 75th Street is expected to be finished in the latter half of 2025.
